Website & Newsletter Terms of Use

1. Acceptance of Terms – By accessing the site or subscribing to the newsletter you agree to these terms and our Privacy Policy.

Accommodation Booking Terms

1. Reservations

• Minimum guest age for lead booker: 18 years.
• 50 % deposit due at booking; balance 14 days before arrival.
• Bookings confirmed only after written confirmation email is issued.

2. Cancellation & Refunds

• Cancel ≥ 30 days before check‑in: full refund.
• Cancel 14–29 days: 50 % of total stay charged.
• Cancel < 14 days or no‑show: 100 % charge.
• Refunds processed within 7 working days to original payment method.

3. Check‑In / Check‑Out

Check‑in from 15:00 UK time; check‑out by 10:00. Early check‑in/late check‑out subject to availability and may incur fees.

4. Guest Responsibilities

• Maintain property in good order; report damages immediately.
• No parties, smoking or pets unless pre‑agreed in writing.
• Quiet hours: 22:00 – 07:00.

5. Damage Deposit

A £50 refundable deposit is pre‑authorised on arrival; released within 3 days of departure if no damage or excessive cleaning required.

6. Force Majeure

We are not liable for cancellations or changes caused by events beyond our control (e.g. natural disaster, pandemic, government restrictions).

7. Liability

Our maximum liability is limited to the amount paid for your stay. We are not liable for loss of valuables, injury or consequential damages unless caused by our negligence.

8. Complaints

Please notify reception during your stay so issues can be resolved promptly. Unresolved complaints must be submitted in writing within 14 days of departure.
